Home Mortgage Pre Approval Process – Most real estate buyers have heard that they need to be pre-qualified or pre-approved for a mortgage when they want to buy real estate. These are two important steps in the mortgage application process. Some people use the terms interchangeably, but there are important differences that every home buyer should understand. Prequalifications are only the first step. It gives you an idea of what loan you are likely to qualify for. A pre-approval is the second step, a conditional promise that you will actually be given a mortgage.
“The prequalification process is based on consumer-submitted data,” said Todd Kaderabek, a real estate broker affiliated with Beverly-Hanks Realtors in downtown Asheville, NC. “Pre-approval is verified consumer information – for example, a credit check.”

Prequalification involves giving the bank or lender a general financial picture, including debt, income and assets. The lender evaluates everything and gives an estimate of how much the borrower can expect to receive. Prequalification can be done over the phone or online and is usually free of charge.

Prequalification is fast, usually taking only one to three days to receive your prequalification letter. Note that loan prequalification does not include a credit report analysis or an in-depth look at a borrower’s ability to purchase a home.
The first prequalification step allows for a discussion of any mortgage goals or needs. The lender will explain the different mortgage options and recommend the type that is most suitable.
Discrimination in mortgage loans is illegal. If you believe you have been discriminated against based on race, religion, sex, marital status, use of public assistance, national origin, disability or age, there are steps you can take. One such step is filing an application with the Consumer Financial Protection Bureau or the US Department of Housing and Urban Development (HUD).
Again, the pre-qualified amount is not certain as it is based only on the information provided. It is simply the amount that the borrower can expect. A pre-qualified customer does not carry the same weight as a pre-approved customer who has been thoroughly vetted.

However, prequalification can be useful when it comes time to bid. “A pre-qualification letter is almost mandatory for an offer on our market,” said Kaderabek. “Sellers are smart and don’t want to sign a contract with a buyer who can’t perform. One of the first questions we ask a potential buyer is: Have you met with a lender and determined your eligibility status? If not, we recommend options for borrowers. If so , we request and keep a copy of the pre-qualification letter.”
Getting pre-approved is the next step and is much more complicated. “Prequalification is a good indicator of creditworthiness and borrowing capacity, but prequalification is the last word,” said Kaderabek. The borrower must complete a formal mortgage application that will be pre-approved, as well as provide the lender with all necessary documentation to perform a comprehensive credit and financial background check. The lender will then offer pre-approval up to a certain amount.
Going through the pre-approval process also gives you a better idea of the interest rate being charged. Some lenders allow borrowers to lock in an interest rate or charge a pre-approval application fee, which can be several hundred dollars.
Lenders will provide a written conditional commitment for the exact loan amount, allowing borrowers to search for homes at or below the price level. This puts borrowers at an advantage when dealing with a seller, as they are one step closer to getting the right mortgage loan.
How Long Does It Take To Get A Mortgage?
The advantage of completing both steps – pre-qualification and pre-approval – before looking for a home is that it gives an idea of how much the borrower needs to spend. This avoids wasting time on properties that are overpriced. Getting pre-approved for a mortgage also speeds up the actual buying process and lets the seller know the offer is serious in a competitive market.
The borrower provides the lender with a copy of the purchase agreement and any other documentation required as part of the overall underwriting process after selecting a home and making an offer. The seller hires a certified or licensed third-party contractor to perform a home appraisal to determine the value of the home.
Your income and credit profile will be rechecked to make sure nothing has changed since the initial approval, so this is not the time to go out and finance a large furniture purchase.
The final step in the process is the loan commitment, which the bank issues only when it approves the borrower as well as the house in question – meaning the property has been appraised at or above the sale price. The bank may also request more information if the appraiser brings up anything that needs to be investigated, such as structural problems or a malfunctioning HVAC system.
How To Get Preapproved For A Mortgage
Getting pre-qualified and pre-approved for a mortgage gives potential home buyers a good idea in advance of how much a home they can afford. But most sellers will be more willing to negotiate with those who have been pre-approved. Pre-approval also allows lenders to close on a home faster, providing an advantage in a competitive market.
Not. Keep in mind that you don’t have to buy at the top of your price range. Depending on the market, you may be able to get into a home you like for less money than you were approved for, leaving you with extra money each month to put aside for retirement, the kids’ college funds, or checking something off your bucket list.
Pre-qualification versus pre-approval are two different things. Pre-qualification means that the mortgage lender has reviewed the financial information you have provided and believes you qualify for the loan. A pre-approval is the second step in the loan process, which is a conditional commitment to lend you money for a mortgage.
Not always, but it can help convince sellers and their agents that you’re a serious buyer who can probably get a mortgage without a problem.
